Landlords Should Spread the Holiday Cheer

The Xmas and New Years holiday season is celebrated by millions and millions of tenants and landlords across the US, UK, Australia, Germany, and Canada.

The real meaning of the holiday season is to share the spirit of community and humanity.

As a landlord or property manager, this holiday season is a chance to show your tenants you appreciate them. Why not make the holiday season a tenant appreciation event?

Perhaps a few ideas for the festive season might help improve tenant relations of year and build a better landlord business going forward.

From ugly Xmas sweaters to gift baskets and kids decorating events, to wine and cheese get togethers, you’ll find some ideas to build relations with tenants, and have a good time yourself.

Keep in mind that your good wishes and socializing building behavior says more about you than about your tenants.

10 Holiday Cheer Ideas for Landlords

  1. Personally sign and send Seasons’ Greetings cards to all your tenants — at a small cost, it shows you care about them and want a continuous business relationship with them
  2. Hold a Xmas/holiday season get together or party — use and adorn your party room with decorations, music and offer some tasty appetizers, food items and drinks. If they don’t enjoy themselves, they’ll at least see you’re a class act which makes a great branding impression to tell them they’re getting good value from their rental arrangement. Ask tenants to bring in a small gift for a local charity. You could have a retro-themed party as well.

  3. Have Xmas giveaway contest — give away a new 4K TV, sports game tickets, gift cards and Starbucks coffee cards. All are inexpensive ways to show you care and create a good atmosphere in your building or development.
  4. Ask your tenants to share your events via social media — it’s a good chance to leverage your tenants share power via Facebook and Instagram to let other knows about the event and encourage them to visit
  5. Create a holiday season challenge for your tenant’s kids — have some muffins and cookies baked and let the kids decorate them with an of colored icing and Xmas themed toppings. Gather some arts and crafts supplies and hold a contest for the best Xmas ornament or Xmas card. Kids love this stuff!
  6. Decorate your your apartment building lobby —  warm it up and make it more welcoming with a holiday theme. Trees, wreathes, and other decorations cost little but add color to your lobby. Break up the monotony with some good visual stuff.
  7. New Year’s Eve drop in party  — Many tenants don’t go out on the town, for drinking and driving, and instead enjoy a quiet evening at home. Draw them out of their apartments for a drink and a snack in your lobby or party room. Add some music, and perhaps hold a raffle for a nice price, with proceeds going to a local charity.
  8. Drop off a basket of snacks for each tenant — candies, pastries, cookies, crackers, and more is a nice gesture (and it’s likely tax deductible).
  9. Xmas Gifts for tenants  — too many landlords fail to show appreciation for good tenants who pay on time, never create emergencies and extra work, and who exhibit courteous and responsible behavior. A gift of movie tickets, museum tickets, restaurant cards, or new new paint for some of their rooms speak a lot about how you feel about them. Such a gift could brighten your relations for the year, and result in a good word spreading about you.
  10. Wine, delicatessen meats, and cheese party — as a warm up event to the Xmas holidays, how about bringing tenants together to sample some exquisite wine samples and cheeses? Create a display that discusses wine regions such as NAPA, Temecula, Niagara, Washington State, Oregon and some unusual places like Texas or Australia. Help create some interesting conversations and invite a local wine store or Cheese shop to speak about specialty products and how to find the best.
