Few states in the union have the climate extremes and terrain variations of Colorado. From subzero cold, deep snow in the winter to blistering hot summer weather, property managers have their work cut out for them in Colorado.

In fact, the mountainous ski region where I visited and mountain-biked last summer in Colorado, west of Denver and Boulder out to Vail, Aspen and Breckenridge (attending NAA Apartmentalize) just had 3 feet of snow in one or two days. Wow! Driving and doing maintenance is tougher in Colorado.

Property Manager Licensing and Credentials

Besides being able to endure the climate, to practice property management in Colorado, you must have a real estate sales license. Two, exceptions to this requirement are:

⦁ on site landlords and apartment or condominium managers who are salaried and do not negotiate lease terms.
⦁ owner/investors who manage their own rental properties.

Other Certifications that Offer Credibility

It is wise to ask your property manager for proof of training, experience, and education. See if they are a member of NARPM, in good standing.

IREM (which administers the CPM certification) has chapters in Colorado, so it might not be a bad idea to ensure prospective property managers in Denver, Colorado Springs, Fort Collins, Aspen, Vail, Boulder, and Aurora are members of that association.   And it won’t hurt if they’re members in good standing with the The National Association of Residential Property Managers (NARPM).
